One Two Punch of Autoresponders and Google Adwords

For Realtor marketing autoresponders coupled with Google Adwords is probably the best way to get lots of traffic and to get the traffic to convert to new buyers and sellers. When was the last time that you had someone call off of a sign or just call you out of the blue, probably a long time or not very often anyway. What I am trying to teach you about here is an idea that a lot of industries do and Realtors don't and that is to pay per lead and convert those leads to people that will use you.

First get an account with an autoresponder service. An autoresponder series is a set of emails that go out automatically to a subscriber that all contain your sales message, since they are automatic as a Realtor you will not have to do anything once the process is set up it just works automatically for you sending out letters when you told it to send them out. There are a few autoresponder services so check them out. Aweber offers you the most services and only costs 30 bucks a month, Get Response is another popular service. Once you have an autoresponder account you create five emails. These emails consist of the following:

Intro email - In this Realtor email you will introduce yourself and introduce what you will be teaching people over the next few days. This will not be a hard sell letter as people hate to be pushed and especially hate to be pushed by someone that they do not know.

Selling process - In this Realtor email you will go through the selling process with the person that is receiving these emails. What is very important is to list all of your services as a selling Realtor but again do not be to high pressure for the reason listed in the first email. You must make sure in these emails that you are writing like you would talk. It is very important in five emails to get your prospects to like you as a person as well as trust you as a Realtor.

Buying process - In this Realtor email you want to show people how you have a plan to work with buyers. Too often people go from one Realtor to another as a buyer because they do not believe that any Realtor will give them everything that they need. In this email when you list everything out people will understand what full service is and you will be.

Investment process - You should put together an email that talks about real estate investment. With all of the hucksters that are selling expensive courses about how to buy homes with no money down it is nice for people to se that they can buy properties for investment without it seeming like some kind of get rich quick scheme.

Tie it together - In this last email you will want to tie together everyhting that you have written so far and have the prospect see all of the services that you offer. You can sell a little in this email especially since it is your last email together. You have to be dominant in the email about your email, web address and phone number. In all of the emails you should have your contact info at the bottom but in this email it is critical to get that info in front of your prospect.

In tomorrows post I will talk about how to create a good adWords campaign and what to put in a landing page, as well as what a landing page is. Now the most important to do is to get that Autoresponder account and to start drafting up your emails.

In my last post I wrote about the importance to Realtors of creating autoresponders to build the know, like and trust that a prospect needs to work with you. That is I believe the difficult part in this one two punch of getting new customers. The next part is getting people to subscribe to your five day mini course in real estate.

My favorite method of getting customers across to your site is by using Googles Adwords system by writing short classified type ads and then having those ads send people to your site. This is how best to do that.

Write a short ad, Google allows you to write a headline, two lines of text as copy and then your website address. There is a wealth of info out there about how to write these ads effectively but as you probably already know from my past post I favor Perry Marshall's Adwords book.

Once you have written this ad you are not quite done with Google yet. You must specify a landing page and as much as you may want to just send people to your website home page I believe that you have to do a better job of targeting these new prospects. What I suggest is that you create a landing page that convinces people to subscribe to the autoresponder. Use all the skills as a copyrighter that you know, start running through the benefits of the course and once you have something good start the ad and let Google do the work.

This process I believe is a Realtors best chance to get more good leads to your phone nad email but always test test test. Test your ad to get it to convert better with split testing using the Google Adwords interface. Test your sales letter to make sure that it converts as well as possible including having other people look and give real feedback.
